First Time Handgun Buyers Chose XD40 XD9SC – Our Family Gun Project – Man, Wife and Child go to Gun Store to purchase their very first hand guns. No prior experience with handguns.

I have owned my share of 22 rifles, SKS, 9mm Carbine etc. I have never owned a hand gun. I’ve never shot a handgun bigger than a 25, 32 or .380. Mrs. Swiper has never shot a gun in her life. It’s safe to say our situation as “n00bs” fully represents our project. We know nothing. Before a couple days ago, I don’t think I have ever heard of a .40 S&W Caliber. I’ve just recently learned the rounds are not called bullets. The bullet is the part that flys out of the barrel of the gun. That is about as base line as you can get.

Having said all that, we are both likely going for the CCW course. In the past days I have been waiting for the permit, I have done at least 30 hours of research on gun safety, operation etc. I know how the machines work, but, with zero motor/muscle memory using a handgun, I am far from over confident. No ego here.

Finally, I hope this little project can demonstrate the “anyone can do it” philosophy on buying a hand gun. People properly trained to carry and execute, without all the gun talk and tech. Everyday folks carrying, without the ego sometimes associated with machines, engines etc. However, as you can tell by the video, I am quite proud of our purchases. I am even more proud of my wife for taking it upon herself to get her own.

How do I buy a house on land the seller doesn’t own? Can you get bank financing for this kind of purchase?

We rent a house that our landlords built on land they don’t personally own (on their parents family farm), and they want us to buy it. The land owners will permanently lease us the land the house is on and if we choose to move away someday, will purchase the house from us. I realize the risks involved, but my main question for now is can we do this and how do we get financing for this type of purchase?

Its a sensitive issue, you definitely should concern a lawyer.

What is seller Financing?

I have tried to read a little into this topic in order to buy my inlaws home that I am currently renting….

Would i have to pay their mortgage amount or would i be able to get a different amount being that they want to sell it to me at the price of the first mortgage ( their will be a lien on the house for the second till they pay it off..which will be in 2-3 yrs)

The best seller financing is on a house with no current loans. Then there is no confusion about what money needs to be paid where. And most lenders made your inlaws sign a paper promising that they would not do what you are proposing.
If the house price is $100,000, you agree to pay your inlaws $750 a month. They take $600 of that and pay the first mortgage each month. If you don’t pay, you are putting them in a difficult position (but you will pay). They take $100 and pay the 2nd mortgage. They get $50 for themselves each month until the 2nd is paid off. Then they start getting $150 a month. Until the 1st mortgage is paid off, then they get $750 a month..
