Im entertaining the idea of going to real estate school. I do have a few questions that havent been answered. Maybe you could help me. After I take the classes, I take a test for my license, then take a contract writing class (I dont know if thats typical for everywhere, but I reside in Arizona) Anyway, after Im a Licensed Real Estate Agent, I know I have to ‘hang’ my license with a broker…but do I have to do my own marketing to find clients? How does that work? Do I go to work for a major Real Estate company and they give me clients and duties to perform? I guess Im having questions of what comes after the licensing and before Im totally in the game and comfortable with how everything works. I am wanting to do this only part time, as kind of a side job, so I dont want a full time job with Century 21 or whoever…what are my other options? Also, after YOU went to Real estate school, were you comfortable in your skills? Did you learn what you needed to learn? Thanks everyone!
You will need to interview offices. Ask their policies on part time agents, what training programs they office, what marketing is company paid & agent paid. Larger or franchise office typically have more training, mentoring and support for new agents than smaller or non-franchised offices.
Many offices will allow agents "floor time" where the hours the office is open is divided into 3 or 4 floor time shifts daily. The floor agent gets any and all walk in & call in customers.
There are other ways to get clients, such as starting a database of names and addresses of EVERYONE you know. Send them an announcement that you are now in the business,
Many title companies also offer training classes on farming, CRM (client retention management), staging, short sales, foreclosures, etc. for a nominal fee.
You can also start a "farm" area. Find a neghborhood you would like to specialize in (your neighborhood you live in would be good). You can contact a title company and they will email you a database of all those homeowners. You can mail marketing pieces to them in a regular basis.
Many people start part time. You’ll just need to make sure you can be available for when training classes are held, usually during the day.

Required Skills: Marketing both of self and real estate, writing/developing advertising, networking, ability to approach people independently to offer services of selling and or helping with a purchase, negotiation skills.
Training is provided and paid for individually or via a larger cut of your gross sales.

or Financial Market Participants who failed to perform due diligence in assessing credit risks?
Should any assistance for borrowers be focused solely on homeowners and any government assistance to the banking system be based solely on preventing systemic risk?
Assistance needs to focus on homeowners who have only one residence as their main living source. Real Estate Investors should only be helped to the same extent that other business owners are being helped.

If there is a lifetime guarantee on the work performed. Interior french drains all 4 walls with exterior drainage system with grinder pump. Perimeter of property now slopes away from property.

Sounds good to me. I would always prefer a property that didn’t need them, but this sounds like a good way to solve a drainage problem.

I have just closed on a foreclosed property. I feel the real state broker committed fraud. Property appraiser gave us a list with all the repairs that should be done before the closing. I have submitted an estimate from a Florida licensed and insured contractor as electric, plumbing and a/c work should be performed. The real estate agent told me she submitted 3 proposals and the seller had selected one. She told me all the contractors were licensed and insured, but she never provided me with a copy of the signed proposal or any invoice and warranties for equipment installed. She emailed me a copy of a blank proposal showing no insurance or license information. The business card the contractor gave me says Handymendy. Also, even though property was sold as is, the listing description says new kitchen and the real estate agent confirmed that, but the kitchen is obviously older and dishwasher was in place but there was not water, drain or electric hook up for it. The handyman they have hired did not perform the work according to city codes either. Even though I paid for the repairs I did not receive any invoice, manuals or warranty. Is there any other recourse besides of going to the real estate commission? Thank you.
No, the house is not a fixer upper. The real estate company has hired a handyman instead of a licensed contractor. The proposal I submitted was from a licensed and insured professional. I paid $7K for the repairs and the real estate agent doesn’t submit the license info, any warranty or manuals (for a new central air and garage door) or any manuals. This house was recently renovated, I AM NOT AN INVESTOR.
If the listing says the kitchen is made of solid gold, but you buy it as-is knowing that it’s actually made of moldy particle board and peeling linoleum, you have no recourse. If the handyman doesn’t do work to code, it’s not the realtor’s fault either. Basically you bought a fixer-upper, performed no due diligence and now feel inconvenienced to have to actually fix it up and want someone to blame.

I represented a buyer who failed to perform on a purchase in Arizona. He signed the contract, we went through 5 extensions for close of escrow. Title was ready, appraisal was completed, lender had wired their funds. The buyer just needed to wire his portion to the title company. Now after three months the buyer says they are unable to come up with the money and do not want to do the deal. Am I entitled to my commission? Or do I just walk away?
You have to walk away. He signed the contract but there are all kind of ways that he can get around his commitment–including bankruptcy. The sale was not completed, your commission comes after the property sell is finalized.
