a. The advantage here is that if the owner ever defaults on a payment, you won’t have to foreclose the property, you will be able to re-possess it immediately. This is why it’s called a land contract and you avoid any hassle of foreclosure.
2. No need to handle the headaches of owning the property, you are the holder of the note (hence the same position as a bank would be) and simply collect the P&I each month.
3. Many of the owners of these properties have received government funding and so were helped big time to purchase these homes.
4. States included in this deal: CA, AZ, KS, MO, MN, NC, SC, PA, MT, VA, MI, TN, OK, OH, IN, GA, OR, NM, KY, KS, FL, IL, LA, AL, IA, NE, MS, TX, ME, WV, AR, MD, WI, NY
5. Contracts are being serviced by a property management company that can continue to provide this service as well as any other service required.
6. A 10 day Due Diligence period will be offered and closing will immediately follow in about a weeks’ time.
7. This is very different than Non-Performing Bank Notes since these properties have already been worked on, are fresh owners and returns are seen immediately after the assignment of mortgage is made.
