Wow, as a top producer ($12-15M/year), I’m shocked by the above answers. Though I’m sure there are top producers who will stick you with assistants, I’d be ridiculously surprised if you’d be better off with an agent with no listings as the above have suggested than with someone who sells a lot of homes in your area for a number of reasons:

1) If a top producer has no time to be warm, fuzzy and personable with you but has a track record of selling homes quicker and for higher prices (or $ per SF) than other agents, do you care if you get stuck with an assistant as long as your NET at time of sale is as high as possible?

2) Agents with no listings are walking proof that all the free time in the world doesn’t mean they are skillful or productive – if free time was a benefit and they had skills, they would have listings, no?

3) Free time to devote to you has little bearing on their ability to aggressively market your home, increase the traffic through your home, or skillfully negotiate the highest possible price – all things that top producers generally do/have in spades.

4) The more transactions/listings/experience an agent has the better chance that he or she has learned more about what works and doesn’t work in that area, how your home will compare with others that have sold in the area, and how best to maximize the net in the sale of your home.

5) Unlike top producers, agents with no listings are more likely (in my experience) to overprice a listing just to get the listing.

But the only way to discover who is correct (me or those above) is to interview 3 agents (which i would suggest anyway), the neighborhood specialist, a top producer in the city and an agent with no listings – ask for their marketing plans, ask for a listing guarantee (make sure you can cancel anytime you’re not satisfied), ask for their list price to sales price ratio (decent measuring stick as to the agent’s ability to negotiate OR their likelihood to overprice), average days on the market, and the names and numbers of the three most recent clients they have represented.

Though i’m sure there are exceptions in every single city on the planet, successful agents are generally successful for a reason – they are more skilled at accomplishing real estate tasks than other agents.

Acting, for the right person can be a very gratifying career. This doesn’t generally translate into a lucrative career for most. An actor is unemployed if he’s not on stage or in front of the camera. And there are a zillion of unemployed actors hoping to make their big break. Thousands go into acting disillusioned. They only see the successes. If it is your passion, your love then be prepared to give you life to it. Be prepared to put in long hours not only in rehearsals but preparing by doing research for the part and memorizing your lines. Be prepared to go where the jobs and to be turned down audition after audition. It demands a great deal of your time and you do not pick and choose when you are available unless it is only a hobby for you.

Going into the real estate business is equally demanding in terms of time. Competition is stiff and can be cut-throat. Prepare to be on call 24/7. Since it is pretty much straight commission, the less time you put into it the less money you make. It is not just about selling a home. It is about getting the listings. This only comes with hard work and dedication. If the market is flat or down you have to put in even more hours. Be prepared to be torn between having to deal with a client that wants to meet you "right now" to go and see a house or close a deal just when you are heading out the door to audition for that monster part you’ve been waiting for.

What are you going to do when the open house you have scheduled conflicts with scheduled rehearsal times or you need to close a $1 million dollar deal on opening night of your performance?

Both of these careers are simply too time demanding to co-exist. Decide which one you want and go for it but I would not try to combine the two.
